Easters just come to an end and the kids are back at school (thank goodness!), hope youโ€™ve had some time off and managed to relax a little.

I donโ€™t think my brother Chris has, he lives and breaths property, heโ€™s always trying out a new paint or tile in our rental properties just to get that right look and feel for a decent price.

When we first started, as with everyone, it was always cheap magnolia paint, a cheap B&Q kitchen and a cheap boiler. To try and spend as little as possible to get your property turned around for the rental market.

The problem is once youโ€™ve been doing this for a while and youโ€™re fixing a dodgy kitchen fit which should have lasted longer or continually dealing with complaints about the boiler, you soon realise that all your doing is โ€œrobbing Peter to pay Paulโ€.

The best tips we like are cheap ones which get you a real bang for your buck:

  1. Door stoppers to prevent dents in plasterwork
  2. Heavy tread carpets near entrances etc.

What weโ€™ve been doing recently is โ€œboutiquingโ€ our internal door architraves to get a WOW factor.

As standard we use grey carpets, off grey paint and regal blue on feature walls to both add that WOW factor while using colour schemes which hide wear and tear.

We find by doing little things to better present your property to prospective tenants, youโ€™ll let it more quickly and receive more rent.
