The thing is though there’s always the good, the bad and the ugly and as agents managing 700 properties we see plenty of everything.
We own a couple of properties in South Bank, Middlesbrough (bought in 2007, during the boom, you’d buy anything back then sadly) and I’m always filled with trepidation when they become empty.
South Banks a tough area where once properties become empty you always fear they’ll be broken into. A few years back one of the houses was broken into just to pinch the copper causing thousands of pounds of damage for something worth far less.
That’s why you need good insurance to cover you, luckily ours did and I’d recommend to any landlord one thing not to skimp on is insurance.
When you visit a property which has been trashed, the first thing you might do is panic or feel overwhelmed. This is a natural feeling, that’s why you then need a plan.
For every single refurb, we do an 816 point checklist which details all the work required and helps us to formulate a plan and schedule of works to get things back on track.
My brother Chris recently visited a property where unfortunately there was a break-in and discussed his plan to resolve it (click on picture)👇
