Property is all about maximising wealth which involves keeping your tenant happy while making good decisions around vetting, property refurbishment and maintenance.

That’s why we all love property because it’s relatively simple, you find a good tenant, provide a good environment for them to live in, they pay the rent and you fix things promptly to keep them. That’s all simple but within that, there’s a multitude of decisions that can make or break your profitability?

How do I vet tenants and what criteria do I use? When do I increase the rent, by how much, what’s the market rent? Tradesman, it’s hard to find good ones at a good price?

When it comes to refurb’s there’s always going to be an element of cost versus quality in your decisions…it’s also easy to fall into the mould of making everything wow and on-trend?

At the moment we’re seeing lot’s of grey kitchens being put into rental properties, they look nice but what do you think?
