One of our directors, Nigel Fitzakerley – has just done a video with all the things you need to think about when renting a property to remain the right side of the law:

  1. How to Rent Guide – Do you provide this before a tenant moves in?
  2. Assured Short-Hold Tenancy Agreement – Is yours legally compliant?
  3. Right to Rent – Have you checked the residency status of your tenant?
  4. Prescribed Information – Not provided? You might struggle to evict!
  5. Energy Performance Certificate – You can’t market a property without one of these!
  6. Gas Safety Certificate – Absolute must, fines, potential imprisonment and unable to evict!
  7. Electrical Certificate – New this year! Fines upto Β£30,000 and unable to evict.
  8. Inventory – Your deposit legally belongs to your tenant without this you won’t get any maintenance costs back

If you don’t provide these documents you’ll struggle to evict your tenant, face large fines and in some instances imprisonment!
