The two most stressful things in life are moving house and getting married – What about your house burning down?

This recently happened to one of our landlord’s due to an electrical fire upstairs. You’d think the insurance agreeing to payout would be the end of the problem?

Wrong, the insurance company agreed to payout but only covered a certain amount of the costs:

  • The front door was kicked in by the fire brigade – not covered!
  • Windows covered in black smoke and soot – cleaning was only required?

In fact, the amount covered was 50% less than the quote we provided. With the stress of having an empty shell of a house, how would it feel to then argue with the insurance company?

That’s where we stepped in and detailed all the relevant costs and said to the insurers that they could get someone else to do the work for the same scope or let us do it. By being detailed and offering a full scope of work, the insurance company had nowhere to go apart from paying out the higher amount.

Our landlord got a new bathroom, new windows and front door (originally not included), and new decor. You know what else? Due to the finish, we increased the rent by 23% and got lots of interest in a newly refurbed property, cherry-picking good tenants.

There’s no better truism than a GOOD PROPERTY = GOOD TENANTS!
