This is something we’ve been trialling and in all honesty have been quite resistant to…but hey if you can make more money, where the tenant is happy for very little outlay why not?

If you’ve watched any of our videos they’re all about long-lasting products which will last the course of several tenancies. It’s about making that long-term return by spending your money wisely and not doing short-term fixes which cost you twice as much.

We have recently been going on-trend…so why have we been so resistant?

When you go “on-trend” you risk having to change your property when tastes change and as a result, you might NOT get that long-term return. That’s why we’ve always tried to put in kitchens and bathrooms which are good quality and will last.

Recently though we’ve been messing around with black trims, taps, showers and vanity units and using marble effect tiles. The cost of these when compared to your normal products will cost you a few hundred pounds extra but what we’ve found is tenants absolutely love them!

They’re willing to pay top-end rents where we place a property at the higher end of our expectations and still get people willing to pay it!

This was a surprise to us! We thought you’d get a greater choice of tenants but we’re also getting fantastic rents as well!
