What a week weโ€™ve had, I canโ€™t remember how long weโ€™ve been in lockdown but it feels like months rather than weeks!

Weโ€™re still open for business and dealing with issues from tenants and landlords โ€“ Iโ€™d like to say weโ€™ll get a rest but itโ€™s seems as know itโ€™ll never stop.

A lot of the time when renting property, prevention is better than dealing with the cause.

Itโ€™s the easiest thing in the world to find a tenant, put an advert on Gumtree, have no criteria, references etc., ask for no deposit or rent upfront and youโ€™ll have a tenant very quickly!

The problem is, youโ€™re more than likely solving a problem by generating another one. i.e. your property is now tenanted, youโ€™re no longer paying council tax and hopefully youโ€™re receiving rent.

By not doing things right your chances of getting โ€œunluckyโ€ increases. The more you check upfront, the less likely youโ€™ll get a bad tenant, itโ€™s funnier the luckier you get the more work you do!

A bad tenant is worse than an empty property, trust me โ€“ no rent and damage costs far more.

The best way of preventing an issue is not to allow it to happen in the first place. A lot of our tips for refurbing involve prevention over dealing with a reactive issue.

For example:

  1. We put door stops behind doors to prevent holes in walls and damage to plaster work
  2. Fix thermostats to walls

This might seem incredibly silly and trivial but itโ€™ll save you ยฃโ€™s over the long-term.
