What a week weâve had, I canât remember how long weâve been in lockdown but it feels like months rather than weeks!
Weâre still open for business and dealing with issues from tenants and landlords â Iâd like to say weâll get a rest but itâs seems as know itâll never stop.
A lot of the time when renting property, prevention is better than dealing with the cause.
Itâs the easiest thing in the world to find a tenant, put an advert on Gumtree, have no criteria, references etc., ask for no deposit or rent upfront and youâll have a tenant very quickly!
The problem is, youâre more than likely solving a problem by generating another one. i.e. your property is now tenanted, youâre no longer paying council tax and hopefully youâre receiving rent.
By not doing things right your chances of getting âunluckyâ increases. The more you check upfront, the less likely youâll get a bad tenant, itâs funnier the luckier you get the more work you do!
A bad tenant is worse than an empty property, trust me â no rent and damage costs far more.
The best way of preventing an issue is not to allow it to happen in the first place. A lot of our tips for refurbing involve prevention over dealing with a reactive issue.
For example:
- We put door stops behind doors to prevent holes in walls and damage to plaster work
- Fix thermostats to walls
This might seem incredibly silly and trivial but itâll save you ÂŁâs over the long-term.
Thatâs our aim to save our landlords money, generate them long-term wealth and hopefully watch them retire or pass their properties to their children.
