Detail, detail, detail…
Top-level sport these days is all about incremental gains, you add 1% to everything you do and it makes you a winner!
1% of extra detail when doing any type of work will give you those gains. We’ve taken that further when doing refurbs by using an 816 point checklist to assess absolutely everything to do with a property.
WHY? Surely that’s overkill, if you walk around a property you can quickly assess if it needs a clean, work to the kitchen or there’s a dripping tap?
The problem is a tenant will test absolutely everything, check every cupboard and try every tap. It’s their home after all and we find it’s best to resolve all these issues at the refurb stage rather than when the tenant has moved in.
WHY?
Well firstly it’s a better experience for the tenant to move into an oven-baked, ready to go property rather than the first conversation they have is about all the things which are wrong?!?. Secondly, it’s also cheaper, the tradesman will invoice for their time including travel, so if a handyman can fix everything in one go, then it’ll save you money!
