I thought I’d share a couple of refurb tips I’ve found out since I started investing in property.
When I started 10+ years ago, I used to watch “Homes Under the Hammer” religiously every Sunday morning. 🔨
Can you remember it?
Where landlords would go to auction, buy a “doer upper”, spend several months refurbing it and then find out if they’ve made any money!
What I used to find ridiculous about it was the profit never took into account any selling fees such as a solicitor or estate agency and the refurb costs were ridiculously low! The investor seemed to do most of it themselves and they could do a 4 bed house for £10k!
Anyway back to the point, back in the day when I watched this – they were always doing cream carpets & magnolia walls. Your standard buy-to-let touch up.
So me being the Homes Under the Hammer biggest fan, on my first purchase a 2 Bed Flat in Bensham, Gateshead I did EVERYTHING wrong!
- Cheap kitchen – fell to bits!
- Cheap boiler – needed replacing 😰
- Did all the painting & decorating myself – got myself some lovely magnolia paint and some cheap cream carpets 😭
What happened? After my first tenancy the walls showed all the dirt and scuff marks and the carpet looked like it had been used as a BMX track!
10 Years later we’ve learnt alot…We now go for off grey carpets and walls (to hide the dirt & scuff marks) and we go for a feature wall in the living room to make the property stand out. This costs very little extra and helps to sell your property to future tenants.
