I remember the first time I became interested in property and buy-to-let, it was at a seminar run by a now-defunct property club called Inside Track.

It was a smooth sales pitch and everything looked easyโ€ฆyou bought an off-plan flat, at a discount, let it, watched property prices double every 10 years and then cashed out with thousands in the bank.

Sounds easy right?

Fast forward 15 years and weโ€™re still doing the nitty gritty of letting properties profitability. They didnโ€™t tell me on this course that renting property is all about little details โ€“ vetting tenants correctly, having processes to collect the rent, reliable tradespeople to do any maintenance, long term solutions for developments.

All of these add up to making money consistently year in and year out. I may not have seen my houses double in value but with a strong cash flow behind them, Iโ€™m looking forward to the next few years of rental and house price increases.
