I thought I’d just attach a couple of videos (sorry they’re a little shaky) of a recent refurb we did. The refurb itself was a pretty large one for us – rewire, new kitchen & bathroom, plastering throughout, damp course, pointing, new windows, replacement of back boiler with combi, new flat roof, garage door, new carpets & decor. Well thinking about it pretty much everything!

The Avenue -Post re-refurb
To be honest with you – refurbishments are our bread and butter, we have to do large ones for our buy-to-let and buy-to-flip investors plus also any properties (new or currently managed) which need some work to bring them onto the rental market. This property above we don’t actually manage, it was sourced by an investor to manage himself but wanted us to do the refurb for him.
The biggest difference you’ll find between ourselves and a general builder is that we have specialised lettings knowledge. We know what rental regulations need to be met but most importantly what standard is required for your specific property in relation to the area it’s located and the tenants you’d expect. Whereas a general builder mostly will work in the residential / home owner sector where they’ll see a problem and fix it – new kitchen no problem I’ll price that for you, worn carpet – no problem I’ll get that for you. But by dealing with tenants and properties day in day out we know what to fix and when. We also have 6-7 teams who are refurbing properties all the time, so we have access to whatever tradesman you need.
Anyway I’ll detail that in next weeks video, if you need any help with a refurb, don’t hesitate to get in contact.
