If you are facing a void period and your property seems to be sticking, one of the many reasons a property remains empty is that it’s not up to the correct standard. We’ve developed lots of tricks over the years to present properties so they stand out (colour schemes, feature walls etc.) or simply tips to save you money over the long term (entrance matting, laminate flooring in the lounge etc.). We’ve also got lots of ideas for developing bathrooms and kitchens which you might find helpful.

All of this is free on our NGU Property Refurbishments website – https://www.ngupropertyrefurbishments.co.uk/

If you’re still struggling we have a specialist refurbishment department where we know precisely what work is required to rent a property out.Our knowledge isn’t based on the 100’s but the 1000’s of developments we have performed.

Before we begin each project, we perform an 800+ point development check-list (which is also on the refurb website) to ensure we know the full scope of any work required. This ensures any remedial work is performed and once a tenant moves-in they’re not asking for lots of work which could have been missed – doors & windows not shutting, leaks under the sink, broken drawers, cracked toilet seats, lights not working etc. – things which are not always obvious. This ensures the property is in the correct condition for a new tenant and goes into more detail than provided by a general builder.
