Summer’s here, and while the sunshine is welcome, it’s also the perfect time to check in on your rental property.
A few simple maintenance checks now can prevent costly issues later and help keep your tenants happy.
Here are five quick tips to make sure your property is ready for the season:
1. Book a Mid-Year Property Inspection
Winter may be over, but storms and wet weather could have left behind damage—like cracked roof tiles, blocked gutters, or broken fences. Summer is a great time to inspect your property, spot issues early, and carry out any necessary repairs before another season rolls in.
2. Sort Out Garden Maintenance
If your rental has outdoor space, check who’s responsible for keeping it tidy. The tenancy agreement should specify this, but if it doesn’t, the responsibility often falls to the landlord. Keep in mind: under the Tenant Fees Act, you can’t pass on gardening costs to tenants, even if you hire someone.
3. Get Ahead with Boiler and Heating Checks
You might not need the heating right now, but summer is the ideal time to service the boiler and bleed radiators. An efficient heating system now means fewer problems (and complaints) when the cold returns.
4. Keep an Eye Out for Pests
Warmer months bring ants, flies, and other pests—and bed bug reports have surged recently. During inspections, check for signs of infestations and act fast if you spot anything. The British Pest Control Association has useful guidance if you need it.
5. Keep Communication Clear
Encourage tenants to report any maintenance issues as soon as they arise. It sounds simple, but quick action can prevent small problems from turning into major repairs. Also, make sure tenants know what to do if something urgent comes up while you’re away.
