This week, Chris visited a property for a move-out inspection and it was immaculate. Now don't get us wrong, this definitely doesn't happen at every move-out but this is actually pretty common for us, and the reason for that is because we always carry out a pre-move-out property check. During this visit, we go through the inventory, previous inspections, and inspect the property's current condition advising the tenant exactly what they need to do in order to get their bond back. Disputes can happen when a tenant is charged for something they weren't aware they needed to do. By having this discussion we are building rapport with the tenants and being utterly transparent as a way of helping them and our landlord. These inspections mean it is explicitly clear exactly what the tenant needs to do in their final weeks in the property. It's aย win-win. The tenant gets their bond back without delay and the landlord gets a property back which can be marketed immediately, with no work required. In turn, this minimises voids and any loss of profits.
