Although a lot of condensation does come from a tenant's living habits, it is important not to dismiss all cases by saying 'open a window and ventilate'. Of course, make sure you go through the standard checks first to ensure that extractor fans are working, windows are being opened, clothes are being dried in well-ventilated areas etc... But, it could save you a lot of time and money if you took an extra 10 minutes to investigate a bit further at the initial appointment. This may look like looking externally at the areas that have particularly bad condensation or dampness. Things to look for are: All of the above can cause water penetration into the property which results in dampness, cold spots and what can appear to be condensation. If left, they could result in thousands of pounds worth of damage and repairs to your property. If found early, you can resolve the issue at the root cause and prevent further damage. See this week's video to see Chris identify a not-so-obvious cause of dampness in one of our properties.
