When you find yourself or your tenant in an emergency situation, it is important you have a list of trustworthy and reliable tradesmen to call upon.

We always recommend having a relationship with at least 2-3 tradesmen in each trade in order to give yourself the best opportunity to get any situation resolved as quickly as possible.

But, finding reliable and reasonably priced tradesmen is not always easy so here are our 3 top tips:

𝟭. Use 𝗹𝗼𝗰𝗮𝗹 𝗙𝗮𝗰𝗲𝗯𝗼𝗼𝗸 𝗴𝗿𝗼𝘂𝗽𝘀, as well as your 𝗳𝗿𝗶𝗲𝗻𝗱𝘀 𝗮𝗻𝗱 𝗳𝗮𝗺𝗶𝗹𝘆 to give you their personal recommendations. This is where you will find the most honest and reliable answers and where you can ask the questions that matter to you.

𝟮. Use 𝗖𝗵𝗲𝗰𝗸𝗮𝘁𝗿𝗮𝗱𝗲 𝗼𝗿 𝗧𝗿𝘂𝘀𝘁𝗔𝗧𝗿𝗮𝗱𝗲𝗿 to confirm their legitimacy, see more reviews, and get their information and an idea of their prices compared to their competitors.

𝟯. 𝗗𝗿𝗶𝗽 𝗳𝗲𝗲𝗱 𝘁𝗵𝗲𝗺 non-urgent and urgent jobs as they come in to check their responsiveness and pricing. We also recommend always inspecting their work in the beginning to ensure it meets your standards. You can also use this time to get feedback from your tenants.

Once you are happy, and if you have a steady stream of work to give them, you can agree on set prices and start using them consistently.

Repeat this process until you have a contact list of tradesmen you can depend upon in any circumstance.
