👀 One to watch: Blyth

Blyth is seeing some of the biggest investment anywhere in Northumberland. The £95 million "Energising Blyth" regeneration programme is transforming the town centre, and the Port of Blyth has just launched a £100 million expansion to grow its role in offshore wind and clean energy manufacturing.

A further £20 million "Pride in Place" package was approved in April, and Blyth also gained a new railway station as part of the same Northumberland Line reopening. It's a genuine jobs and industry story, not just retail or housing, which makes it one of the more interesting long-term prospects in the county.

Across our own managed properties in Blyth, tenants are paying between £450 and £800 a month, averaging £628 - real, achieved rents.

Yields here trail Newcastle and Sunderland, but that's the trade-off for owning in the region's strongest-growing county right now. If you'd like to talk through whether it fits your portfolio, just reply and I'll go through the numbers with you.
