Forget the national averages for a moment. Here's what real Gateshead landlords are charging right now, from our own managed portfolio - and it might be more than you're charging.
📍 Real rents, by bedroom count
| By bedrooms | Avg. rent achieved | Sample |
|---|---|---|
| 2 bed | £659 | 45 properties |
| 3 bed | £788 | 38 properties |
These are genuinely large samples across the borough - from Bensham and Dunston to Low Fell and beyond.
📈 Real rent increases we've just pushed through
Here are five rent reviews we've completed for Gateshead landlords in the last few months - real increases, already agreed:
| Area / beds | Previous rent | New rent | Increase |
|---|---|---|---|
| NE40, 2 bed | £550 | £605 | +10.0% |
| NE10, 3 bed | £700 | £770 | +10.0% |
| NE21, 2 bed | £660 | £710 | +7.6% |
| NE11, 2 bed | £800 | £845 | +5.6% |
| NE9, 3 bed | £790 | £820 | +3.8% |
Average across 12 completed reviews since August: +6.4%, ranging 3.8% to 10.0%, broadly in line with the boroughwide rent growth figure below.
Worth noting: all of these went through under the Renters' Rights Act, which came into force on 1st May. Rent review clauses no longer work, and Section 13 - a formal notice, Form 4A, with two months' notice - is now the only legal route to a rent increase. The process has changed, but as these reviews show, it hasn't stopped landlords from getting a fair increase when the numbers justify it.
