Not every refurb is a light touch-up. This one is a full transformation - a three-bedroom property on Douthwaite Road in Bishop Auckland, tired and dated throughout, with an outdated kitchen and bathroom, worn carpets in every room, and decor that hadn't been touched in years. It's a good example of what a heavier refurb project actually costs when you strip a property back and start again.

This one's a buy-to-flip rather than a buy-to-let, so the maths works differently. A full kitchen and bathroom, decorating and carpets throughout, and an updated electrical setup are what turn a dated, unmortgageable-looking property into one that shows well, photographs well, and appeals to the widest pool of buyers. On a flip, the refurb spend isn't about rent - it's about the sale price you can achieve and how quickly the property moves.

The kitchen and bathroom are both being replaced completely - new units, new splashback tiles, a new suite, and new vinyl flooring throughout both rooms. From there it's every other room in the house: the hallway, living room, three bedrooms, and the stairs and landing are all being repainted with new carpets fitted.

The rest is the everyday work of getting a property ready for sale: a new consumer unit, a current EICR and Gas Safety Certificate, a new front gate, gutters cleared, a full jet wash, and the garden cleared front, rear and side.

A refurb on this scale isn't for every property, but on a flip, it's usually the difference between a property that lingers on the market and one that sells quickly, close to asking. The upfront number is bigger, but so is the pool of buyers it opens up.
