Across our own managed portfolio, two-beds are averaging exactly that right now - real, achieved rents, not estimates. You might be undercharging.
📍 Real rents, by bedroom count
| By bedrooms | Avg. rent achieved | Sample |
|---|---|---|
| 2 bed | £693 | 25 properties |
| 3 bed | £788 | 30 properties |
These are genuinely large samples across the city - from Fenham and Heaton to Walker and beyond.
📈 Real rent increases we've just pushed through
Here are five examples from the fifteen rent reviews we've completed for Newcastle landlords since August, averaging a 5.1% increase overall - real increases, already agreed:
| Area / beds | Previous rent | New rent | Increase |
|---|---|---|---|
| NE4, 2 bed | £530 | £582 | +9.8% |
| NE15, 3 bed | £695 | £760 | +9.4% |
| NE3, 2 bed | £640 | £695 | +8.6% |
| NE6, 3 bed | £875 | £920 | +5.1% |
| NE5, 2 bed | £745 | £750 | +0.7% |
Average across 15 completed reviews since August: +5.1%, ranging 0.7% to 10.0%.
Worth noting: all of these went through under the Renters' Rights Act, which came into force on 1st May. Rent review clauses no longer work, and Section 13 - a formal notice, Form 4A, with two months' notice - is now the only legal route to a rent increase. The process has changed, but as these reviews show, it hasn't stopped landlords from getting a fair increase when the numbers justify it.
