Finding your property abandoned by tenants can be an absolute nightmare, itโ€™s usually left in a mess as the tenants do a moonlight flit.

We often walk into situations where landlords need our help, a property has been abandoned and theyโ€™re looking for agents to bring it back to the market on a budget.

The thing is with ourselves, unusually, is weโ€™re actually landlords โ€“ whoโ€™d have a thought itโ€™d be useful for a letting agent to actually own property?

Thereโ€™s nothing we havenโ€™t seen or resolved. We live and breathe property, we live and breathe rental income, expenses and profitability. We understand how hard it is to balance all these things and have been doing this for 15 years. Every single year we face all these problems and continue to make a profit!

So itโ€™s never a problem to find an answer for you. So what do you do when you find your property abandoned?

The first thing to do is not to panic and contact ourselves. Youโ€™ll probably need to spend a little money to get the property clean and hopefully just some cosmetic redecoration.

With any builder though, always check for references. Since thereโ€™s no better indication of future performance than the past. โ€œMy builderโ€ is a great place to start, where builders often receive references. As you can see weโ€™ve got 100% positive feedback but have a look around to see if your builder is listed?

Always make sure your tradesman has the relevant public liability insurance and how long theyโ€™ve been in business, you donโ€™t want someone doing half a job and going bust!

Remember the cheapest isnโ€™t always the best, weโ€™re competitive on price โ€“ you have to be to quote on โ€œMy Builderโ€ but weโ€™re not looking to be the cheapest. We have tradesmen whoโ€™ve worked with us for 15 years, and all they want is a fair dayโ€™s pay for a fair dayโ€™s work. We pay a โ€œfairโ€ wage to give you a fair price โ€“ thatโ€™s all you should want from your builder.

So check credentials, check quotes and Iโ€™d say when meeting someone, see what your gut says โ€“ since your first instinct is often right!
