👀 One to watch: Stockton Waterfront

Stockton Waterfront urban park opened in late June this year, the result of five years of transformation along the River Tees. It's four times the size of Trafalgar Square, and already hosting events like the Stockton International Riverside Festival. It's the first visible step in a much bigger plan - Tees Central, one of the UK's largest brownfield regeneration sites, with proposals for up to 3,000 new homes and a million square feet of employment space nearby. Stockton's own council has explicitly called the park "only the beginning" of that journey. It's still early days for any price impact, but it's the kind of large-scale, long-term investment worth keeping on your radar.
