Our refurb team has just priced up a three bed house on Mary Avenue in Birtley for one of our landlords. At £49,625, it is the biggest refurb quote we have put together this year.

The house is structurally sound, but it is dated from top to bottom. It has a bathroom that has not changed in decades, a kitchen with half its units missing, damp patches on the walls, and two old brick outhouses that are currently little more than storage.

For a landlord, a job like this is about more than making a tired house look nice. It is about adding rooms tenants want, cutting future maintenance and getting the property to a standard that lets well and holds its value.

  • A full bathroom upgrade with a drench shower
  • Heating extended to both porches, the new WC and the utility room
  • Electrical work in every room, including extra sockets, TV points and low carbon extractor fans
  • New UPVC windows in the porch and utility
  • Chimney and roof tile repairs
  • New flooring throughout, with stain safe carpets, laminate and vinyl
  • New cottage doors and chrome fittings throughout

The landlord takeaway

Over a third of this budget goes on building and joinery work, not cosmetics. That is where the real value is. By converting space the property already has, the refurb adds a downstairs WC and a utility room without the cost of an extension. Those are features tenants actively look for, so the house goes back to market as a much stronger rental.

Video updates from start to finish

As with every job, we will send video updates throughout the refurb, so the landlord can see the progress without having to visit. Most builders will not do that. We think it should be standard.

We will share the after photos as soon as the work is finished, so keep an eye on the blog.
