📈 Real rent increases we've just pushed through

Here are five examples from the twelve rent reviews we've completed for Northumberland landlords since August, averaging a 7.3% increase overall - real increases, already agreed:

Area / bedsPrevious rentNew rentIncrease
NE22, 3 bed£590£650+10.2%
NE64, 2 bed£545£600+10.1%
NE63, 3 bed£595£650+9.2%
NE24, 1 bed£420£450+7.1%
NE63, 2 bed£495£525+6.1%

Average across 12 completed reviews since August: +7.3%, ranging 1.3% to 10.2%.

Worth noting: all of these went through under the Renters' Rights Act, which came into force on 1st May. Rent review clauses no longer work, and Section 13 - a formal notice, Form 4A, with two months' notice - is now the only legal route to a rent increase. The process has changed, but as these reviews show, it hasn't stopped landlords from getting a fair increase when the numbers justify it.
