Forget the national averages for a moment. Here's what real Middlesbrough landlords are charging right now, from our own managed portfolio - and it might be more than you're charging.
📍 Real rents, by bedroom count
| By bedrooms | Avg. rent achieved | Sample |
|---|---|---|
| 2 bed | £628 | 21 properties |
| 3 bed | £694 | 35 properties |
These are genuinely large samples across the town - from Grangetown and Berwick Hills to Linthorpe and beyond.
📈 Real rent increases we've just pushed through
Here are five rent reviews we've completed for Middlesbrough landlords in the last few months - real increases, already agreed:
| Area / beds | Previous rent | New rent | Increase |
|---|---|---|---|
| TS6, 2 bed | £380 | £430 | +13.2% |
| TS4, 2 bed | £650 | £715 | +10.0% |
| TS1, 3 bed | £650 | £710 | +9.2% |
| TS3, 3 bed | £600 | £615 | +2.5% |
| TS8, 3 bed | £825 | £847 | +2.7% |
Average across 14 completed reviews since August: +8.1%, ranging 2.5% to 13.2%, broadly in line with the townwide rent growth figure below.
Worth noting: all of these went through under the Renters' Rights Act, which came into force on 1st May. Rent review clauses no longer work, and Section 13 - a formal notice, Form 4A, with two months' notice - is now the only legal route to a rent increase. The process has changed, but as these reviews show, it hasn't stopped landlords from getting a fair increase when the numbers justify it.
📊 The townwide numbers
Middlesbrough's average house price is up just 2.0% this year, while rent has grown 4.7% - a real gap that keeps yields strong even where price growth is modest.

| £138,000 (↑ 2.0% year-on-year) | £699 (↑ 4.7% year-on-year) | 9.7% (Est. gross yield) |
Here's how that breaks down by property type:
