Last month we showed you what Middlesbrough 3-beds are achieving. This time we’ve looked at where in the borough the money is, and at what’s moved since.

📍 New this month: where Middlesbrough 3-beds earn most

Last month we compared Linthorpe and Acklam with Berwick Hills. This time we’ve widened it, and the borough splits in two:

AreaAvg. 3-bed rentSample
Hemlington and Coulby Newham (TS8)£8404 properties
Central and north Middlesbrough (TS1 to TS4, including Berwick Hills)£67819 properties

That’s about £160 a month between them, so location can make a difference to what a 3-bed achieves. If yours is in central or north Middlesbrough and hasn’t been reviewed for a while, it’s worth checking where it sits.

📊 What’s moved since last month

Last monthNow
Our 3-bed average£714£713
Average rent, Middlesbrough (official figures)£698£699
Average house price, Middlesbrough (official figures)£141,000£143,000

Official figures are from the 21 October release (August house prices, September rents). Last month’s were from the 16 September release.

Very little has moved. The official figures put Middlesbrough 3-bed rent growth at 4.4% over the year to September, a little ahead of the 3.8% for all property types.

📈 Four more rent reviews

Here are four more of the nine rent reviews we’ve completed since August, averaging a 6.6% increase overall - real increases, already agreed:

Area / bedsPrevious rentNew rentIncrease
TS5, 3 bed£650£715+10.0%
TS5, 4 bed£650£700+7.7%
TS4, 3 bed£665£700+5.3%
TS1, 3 bed£560£585+4.5%

Increases across all 9 reviews ranged from 2.5% to 10.0%. The 6.6% average is running well ahead of the boroughwide rent growth figure of 3.8%.

To put that in pounds: on a £750 rent, the average increase we’ve agreed works out at around £50 a month, or nearly £600 a year.

🏠 Nothing live right now

Eddison Way in Hemlington and Ingoldsby Road in TS3 are both now Sold STC, and we don’t have another in Middlesbrough itself to show you right now. Our only live listing nearby is a tenanted 3-bed in Grangetown (TS6), just over the boundary. If you want to be first to hear when the next Middlesbrough one comes up, register for alerts and we’ll let you know as soon as it does.

Not sure where your own rent sits? Reply with your address and number of bedrooms and we’ll tell you how it compares - annual rent reviews cost landlords nothing with us. And if you’re not local, we handle the tenant conversation, the Section 13 notice and the paperwork for you.
