A very simple tip to transform your properties appearance is to change the lighting.

As we approach the second half of summer and in the coming weeks the dark nights approach. If you have a property which will become vacant and back on the rental market this #Top tip can help your property rent quicker.

The lighting of a property is very important and can influence how a perspective tenant perceives your property:

  • Room sizes in your property
  • How the colours on the wall in your property stand out
  • A rooms ambience/ feeling

I recommend switching from halogen bulbs and fitting LED light bulbs.

LED bulbs come in a range of colours and brightness’s.

# TOP TIP – 4000 Kelvin bulbs & 80+ CRI

Colours

I recommend to have 4000K bulbs.

Kelvin (K) is a unit of measurement used to describe the hue of a specific light source. This is not necessarily related to the heat output of the light source but rather the colour of the light output. The higher the Kelvin value of the light source, the closer the light’s colour output will be to actual sunlight.

Brightness

I recommend to have a LED bulb with 80+ CRI

CRI is a measurement of ” the ability of a light source to accurately render all frequencies of its colour spectrum when compared to a perfect reference light of a similar type (colour temperature). It is rated on a scale from 1-100. The lower the CRI rating, the less accurately colours will be reproduced.”
