Everyone knows you should draw up a tenancy agreement before a tenant moves into your property – right!

YES – we all know the basics, but here’s my golden nugget of the week!

Do we provide our tenant(s) with something that provides all the information that they will need to be able to enjoy living in your property and makes sure that it is handed back in the correct condition or improved?

The answer is – give your tenant(s) a TENANT HANDBOOK.

While a tenancy agreement tells a tenant about the legalities of their tenure it will not go into real detail about the specifics of living in your property because it isn’t meant to.

Do you know the answers to these questions if your tenant(s) asked you?

1. What does your tenant(s) do if they lock themselves out – who is responsible for the cost?

2. Can your tenant(s) have an 8 foot trampoline in your back garden?

3. Can your tenant(s) repair vehicles outside of your property?

4. Can your tenant(s) have a caravan on the drive?

5. How do your tenant(s) find out who supplies the gas and electricity?

6. What improvements can your tenant(s) make to your property?

7. Are your tenant(s) responsible for damage caused by condensation issues if it is not reported?

8. How many pets can your tenant(s) have at your property?

9. Can your tenant(s) rent to buy your property?
