I hope your well. So it’s really buzzing today in the NGU office we’re just deciding if “off white grey” is the new magnolia. Lots of new builds use off-white grey rather than magnolia these days – have a look.
This is a property we recently developed, we used an off grey white for the walls and did the feature chimney breast in a grey to match. We also used “Easy Living” carpets which are a mid-range carpet to finish the room. We find a big mistake landlords make is not matching carpets to the rental price of the property. Since cheaper carpets don’t match the feel of more expensive properties.
We use:
- Under £395 rent – budget carpet
- £395 – £450 – Easy living
- £450 – £525 – Moorland twist
- Over £525 – Noble heathers
Also some landlords to save money don’t use underlays, we find this really detracts from the feel of a property when viewing and for a small cost isn’t worth it.
As you can see we really like to “push the envelope” with our refurbs and this is what one of our landlords recently said:
Dear Christopher,
Congratulations on your first positive feedback comment from Amit for “Light refurb to BTL property required”.
Well done and we’ll cross our fingers for you that this will be the first of many.
