📊 Landlord market update - Hartlepool
Hartlepool's house prices are up a modest 2.1% this year, and rent has grown just 1.9%. Growth here is slower than elsewhere in the region - but the entry prices are so low that the yield picture still stacks up well for landlords.
📊 The numbers
| Avg. house price | Avg. rent (pcm) | Best yield: flats |
|---|---|---|
| £129,000 (↑ 2.1% year-on-year) | £561 (↑ 1.9% year-on-year) | 8.1% (Est. gross yield) |
At £129,000, Hartlepool remains one of the most affordable places to buy in the country - less than half the UK average of £270,000. Average rent of £561 a month is also below the North East average of £776. Here's how that plays out by property type.

📋 Worth knowing about: Hartlepool Marina
Work began in March 2026 on a £120 million private housing development at Hartlepool Marina, one of the largest single investments the town has seen in over 30 years, with up to 650 new homes planned across the waterfront. It sits alongside a £25 million Town Deal already funding the restoration of Middleton Grange shopping centre and better links between the marina, town centre, and train station, plus a further £20 million in government regeneration funding. The new £36 million Highlight leisure hub at the marina only opened its doors on 10th June this year. It's a genuine change to the town.
