Forget the national averages for a moment. Here's what real Darlington landlords are charging right now, from our own managed portfolio - and it might be more than you're charging.
📍 Real rents, by bedroom count
| By bedrooms | Avg. rent achieved | Sample |
|---|---|---|
| 2 bed | £626 | 13 properties |
| 3 bed | £694 | 9 properties |
Location makes a real difference too - our DL3 properties average £666 a month, against £640 in DL1. Our own 3-bed average of £694 is already ahead of the official citywide figure of £686. If your last rent review was more than a year ago, or you're not sure how your property compares, it's worth a quick conversation before you renew a tenancy at the old rate.
📈 Real rent increases we've just pushed through
Here are four rent reviews we've completed for Darlington landlords in the last few months - real increases, already agreed:
| Area / beds | Previous rent | New rent | Increase |
|---|---|---|---|
| DL1, 3 bed | £705 | £760 | +7.8% |
| DL3, 3 bed | £695 | £750 | +7.9% |
| DL1, 3 bed | £600 | £620 | +3.3% |
| DL1, 3 bed | £725 | £740 | +2.1% |
Average increase across these four reviews: 5.3% - broadly in line with the citywide rent growth figure below.
Worth noting: all four of these went through under the Renters' Rights Act, which came into force on 1st May. Rent review clauses no longer work, and Section 13 - a formal notice, Form 4A, with two months' notice - is now the only legal route to a rent increase. The process has changed, but as these four reviews show, it hasn't stopped landlords from getting a fair increase when the numbers justify it.
