In April the national housing market saw a growth of 1.1% up to ยฃ372,324, just ยฃ570 short of the record in May 2023 and in line with the 10-year average for this time of year.
However, we are seeing the market working at 2 speeds.
The top of ladder, largest homes are seeing the strongest start-of-year growth since 2014 while the more mortgage-dependent first-time and second-stepper segments are still very price-sensitive as affordability remains stretched.

๐คSales agreed increased by a remarkable 13% compared to last year.
๐ The North-East market has shown the biggest year-on-year growth in England at 3.4% for the year and 1.3% for the month.
๐Properties are selling faster, with the average days to sell dropping from 64 days to just 60 days.
