We have over 10 years of experience in developing rental properties and have a team of full-time tradespeople whose rates are fixed and regularly marked to market, to ensure they’re fair for the quality of work performed.

By being a specialised lettings/refurbishment company, we know precisely what level of work is required to let a property. Each development comes with a unique set of challenges, for example:

  • Do you need a new carpet or just a deep clean to get another tenancy out of it?
  • New décor all round, or just a touch-up?

Our knowledge isn’t based on the hundreds but thousands of developments we have performed.

Your property is your biggest asset and therefore needs to be looked after. It needs to be safe for your tenants and by bringing it up to date with current trends and styles, allows you to achieve its full rental potential. Some on-trend taps, a feature wall, or your choice of carpet could increase your rent by 10-20%, for just a small amount of money.

Before we begin each development, we perform an 800+ point development checklist to ensure we know the full scope of work that is required, including any remedial work, so that once a tenant moves in they’re not asking for lots of work that could have been done before the keys were handed over.

We look for the things that tenants will notice:

  • Doors and windows not shutting all the way
  • Leaks under the sink
  • Broken drawers, cracked toilet seats, lights not working, etc.

These are not always obvious, and general builders might miss them.

Making sure your property is right before a tenancy starts will mean your tenant has a great first impression, they are more likely to stay and are less likely to request lots of maintenance for little jobs you’ve missed.
